For over 100 years, the building where 36Squared is located has played host to many thriving businesses and still evokes an image of a place where hard work and struggle lead to success. The rich history of our building still invokes a story of imagination, invention, innovation, and iteration. We continue to build on that narrative by re-imagining the potential for this classic building. Today, we’re a collection of start-ups, small businesses, artisans, and local enterprises. 36Squared is only 4 miles from downtown. We’re conveniently located in the heart of the developing Bridgeport and McKinley Park neighborhoods. We are easily accessible from I-90/I-94 and I-55 and have ample gated parking.
Situated in the Central Manufacturing District (CMD), straddling the South Branch of the Chicago River, the CMD is the oldest industrial park in the country. In the early years, the CMD was host to many names linked to Chicago’s history – names like Armour, Spiegel, Sears, and Swift, among others.
The rediscovered Central Manufacturing District is gaining traction and is already home to a number of growing and thriving businesses.

At 36Squared, we strive to maintain a community of complementary businesses that work well alongside one another. When businesses treat each other like partners, it makes the whole community stronger. That’s why we prefer to call our tenants “partners” in the 36Squared community. We have a selective screening process that welcomes businesses that are not disruptive to other “partners” in the building. Generally that means activities that are loud, fragrant, or dusty are not allowed.
36Squared welcomes “Partners” whose business or activities are not disruptive to other “Partners” in the building. Generally, that means if your business involves loud music, sawing, chemicals, machinery, pounding, flamethrowers, elephants, dunk tanks (water spilling*), you’re not going to make a good neighbor.
